Steps to becoming a Landlord
As Property Managers our aim is to source the right tenant for your investment, with suitable references, at the appropriate rent level as quickly as possible.
The best place to start is to consider your investment. The rental market is competitive and there are a considerable number of properties available at any one time.
How does your property measure up?
In order to be successful in a competitive rental market you must offer a good product. The first step is for one of our Team to visit your property in order to fully assess it. At the appraisal we can give you suggestions to help maximize your rental income and let your property quickly.
At your rental property appraisal we will advise you on the type of tenant your property will attract and we will give you a rental estimate. We can tell you the pros and cons of renting out your property furnished or unfurnished, and what contents to include.
Here are some helpful hints to creating an attractive property that will appeal to the widest range of tenants:
- Tenants will expect bright, clean and uncluttered accommodation
- The decor should be neutral in colour - whites and creams if possible
- Carpets and curtains should co-ordinate and be good quality
- Kitchens should be fully equipped — with a fridge/freezer, washing machine and ideally a dishwasher
- Bathrooms should preferably be white or neutral in colour have decent quality fittings and tiled or vinyl flooring. Carpets are not an attractive option in bathrooms
- Ample wardrobe space is important in the bedrooms as are good quality beds
- A central heating system and a shower are essential
